Proposals
New homes and community facilities in Earls Barton
Alongside new homes, the plans include investment in local infrastructure and the provision of community-focused facilities such as land for a new primary school, an extra care facility, a community hall or health centre, a new country park and an extension to the existing allotments or a new community orchard for local use.
Our vision is to create a sustainable and well-integrated development that respects and enhances Earls Barton’s rural character. Thoughtfully designed open spaces, landscaping and walking routes will be woven throughout the site to connect with the wider village and provide lasting benefits for existing and future residents alike.

Key features
Key features for the new and existing community
- Infrastructure investment
The development will include investment in local infrastructure, with land for a new primary school, community hall or satellite health centre, alongside improved allotment provision and other community facilities. - Up to 600 high-quality new homes
A range of homes will be provided to meet different needs, including options for first-time buyers, families, downsizers and those needing extra care, ensuring choice and variety across the community. - Affordable housing

Open green spaces will be central to the design, creating a healthy environment and a connected network of wildlife corridors to enhance local biodiversity.

New homes
Providing homes for all
Our proposals aim to deliver a diverse range of new homes for Earls Barton, ensuring properties are available to suit the needs of local people at different stages of life. We are committed to creating a thriving, inclusive community by offering:
- One and two bedroom homes
Ideal for first-time buyers, young professionals, or those wishing to downsize. - Family homes
Modern, spacious homes designed to meet the needs of growing households, close to schools, parks and local amenities. - Downsizing options
Comfortable homes for older residents looking to remain in Earls Barton while moving to a property better suited to their lifestyle. We are looking at the potential to provide extra-care housing on the site, along with consideration being given to bungalows. - Affordable homes
40% of the new homes will be affordable, including homes to rent or part-buy, ensuring local people can access high-quality housing.

Transport
Carefully designed access points
Multiple points of access are being considered to ensure safe and convenient movement throughout the development. Pedestrian and cycle connections are proposed from Station Road and Dowthorpe Hill, creating links with the wider Earls Barton network. Vehicle access will be carefully designed to prioritise safety and minimise impact on the surrounding area.
A new footpath and cycleway is also proposed through the development, providing a safe and convenient link to existing pedestrian and cycle routes and improving connections to local services, schools and community facilities. This will help promote sustainable travel and reduce reliance on car use.
