What type of homes will you be delivering?

The development will deliver up to 600 high-quality homes, ranging from one-bedroom to larger family homes, to meet the needs of all residents. This mix ensures options for first-time buyers, growing families and those looking to downsize.

How much affordable housing will there be?

Approximately 40% of the homes will be affordable, including options for rent and part ownership. These homes will be integrated throughout the development and designed to the same high standard as all other properties.

How will the development support local infrastructure?

The proposals are designed to deliver real benefits for the existing community as well as future residents. They include land for a new primary school, a community hall, health services, or a potential extension to the allotments or a new community orchard to support local hobbies and food growing. Safe pedestrian and cycling routes will link the site directly to the village centre, school, and other community facilities, making it easier for everyone to travel sustainably and access local amenities.

Will this development increase traffic?

A full Transport Assessment will be carried out as part of the planning process. The development will include safe and well-designed access, with connections proposed from Station Road and Dowthorpe Hill, as well as opportunities to enhance public transport links. These measures will help to promote sustainable travel and minimise traffic impacts.

How will your plans impact local wildlife?

The development aims to enhance local biodiversity with green spaces, tree and hedgerow planting and wildlife corridors. Measures such as bird and bat boxes will help support local species Improved meadow habitats and community allotments or orchard will provide additional opportunities for wildlife and for residents to engage with the natural environment.

What are you doing to promote sustainability?

Homes will be built to high energy efficiency standards with sustainable drainage systems, green spaces and walking and cycling routes to encourage low-carbon living and protect the local environment.

What opportunities do the community have to influence the proposals?

Community feedback is central to the project. We are actively engaging with residents and local representatives at this early stage to ensure the development provides the facilities people want to see. During the consultation, residents can share their views on the types of amenities, services, and open spaces included in the plans. Your input will play a key role in shaping a development that integrates with Earls Barton and delivers facilities that benefit both current and future residents.

What are the next steps for the project?

After the consultation, feedback will help refine the proposals before a planning application is submitted to North Northamptonshire Council in Spring 2026. A decision is anticipated in Autumn 2026, followed by the submission of a detailed reserved matters application in Winter 2026/27. This is expected to be determined in 2027, with construction planned to begin in 2027/2028.
