Alongside new homes, the plans include investment in local infrastructure and the provision of community-focused facilities such as land for a new primary school, an extra care facility, a community hall or health centre, a new country park and an extension to the existing allotments or a new community orchard for local use.

Our vision is to create a sustainable and well-integrated development that respects and enhances Earls Barton’s rural character. Thoughtfully designed open spaces, landscaping and walking routes will be woven throughout the site to connect with the wider village and provide lasting benefits for existing and future residents alike.

  • Up to 600 high-quality new homes
    A range of homes will be provided to meet different needs, including options for first-time buyers, families, downsizers and those needing extra care, ensuring choice and variety across the community.
  • Affordable housing
    40% of the new homes will be affordable, offering a mix of affordable homes to rent or part-buy. This will help local residents, including young people and families, access high-quality housing within Earls Barton.
  • Access to open spaces
    A new country park will provide a valuable new asset for the new and existing residents of the village, featuring walking and cycling paths, wildlife areas and children’s play space. Open green spaces will be central to the design, creating a healthy environment and a connected network of wildlife corridors to enhance local biodiversity.

Site location

The proposed development is located on the southern edge of Earls Barton in North Northamptonshire. The site is well located with easy access to the village centre and the development would form a logical extension to the existing built area. The village benefits from excellent transport connections, including direct access to the A45, providing easy links to nearby towns and the wider region.

    Comfortable homes for older residents looking to remain in Earls Barton while moving to a property better suited to their lifestyle. We are looking at the potential to provide extra-care housing on the site, along with consideration being given to bungalows.

Transport

Carefully designed access points

Multiple points of access are being considered to ensure safe and convenient movement throughout the development. Pedestrian and cycle connections are proposed from Station Road and Dowthorpe Hill, creating links with the wider Earls Barton network. Vehicle access will be carefully designed to prioritise safety and minimise impact on the surrounding area.

A new footpath and cycleway is also proposed through the development, providing a safe and convenient link to existing pedestrian and cycle routes and improving connections to local services, schools and community facilities. This will help promote sustainable travel and reduce reliance on car use.

How will the project move forward?

We are at an early stage in developing proposals for new homes on the southern edge of Earls Barton. Below is an outline of the anticipated timeline for key activities over the coming months and years.
